opened a regional office in Hawaii.
Koll has offices in more than 300 cities throughout the United States
and Asia, and manages assets valued in excess of $13 billion.

Vance served as President of the Hawaii Region responsible for Koll Asia
Pacific's facilities and property operations, administration and business
development activities in the Islands and Japan. |

Mr.
Vance offerered extensive international experience specializing in real
estate property management, facility management, development and investment,
with overall responsibility for site selection, land planning, management,
asset management and marketing of quality commercial, retail and residential
projects.
Prior to joining Koll, Mr. Vance was President and Chief Operating Officer
of Bradley Development Company, with projects in the Hawaiian Islands,
Guam, western United States and Australia. He was also the General Partner,
President, Chief Financial Officer and Director of numerous Japanese limited
partnerships, which have developed and managed numerous projects in Hawaii,
including Waikiki Terrace Hotel, Poinciana Place Apartments, Kamaole Land
Venture, Maui Inter-Continental Resort, Greens at Waikoloa and Maui Court
Apartments, only to name a few.
In addition, The Vance Group Hawaii was a wholly owned entity that maintained
a group of major investments and partnerships for management. Mr. Vance
has been and still is a consultant for many foreign banks and trading
companies providing Hawaii real estate expertise. Through his position
with Koll Asia Pacific, Mr. Vance was responsible for overseeing the business
development in Japan involving the Tokyo, Osaka, Los Angeles, and New
York offices on behalf of major real estate clients.
