Jim Vance is a native Arizonan. He grew up in Phoenix and attended Northern Arizona University. He began his career in real estate by starting J.L. Vance & Associates, a boutique company specializing in due diligence and investigations for corporate mergers, acquisitions and major real estate projects. After growing his client base to over 150 corporations and law firms in only a few short years, he sold the company in 1983 to focus on real estate development.

Mr. Vance obtained an Arizona real estate brokerage license and became Vice President of Ben Brooks & Associates, a prominent Phoenix development company specializing in 100+ acre land developments. In 1987 Mr. Vance was offered the opportunity to relocate to Honolulu, Hawaii to accept a position as President and Chief Operating Officer of Bradley Development. In 1989 he became Managing Partner. From 1987–1995, Mr. Vance was responsible for project acquisition, financing, development and sales of $1.6 billion in real estate projects strategically located throughout the Pacific Rim and the U.S. mainland. His project portfolio includes the asset management and repositioning of the Ritz Carlton Hotel in Sydney Australia and the Maui Intercontinental Hotel in Hawaii. He personally managed and was responsible for the investor/banking relationships providing foreign debt and equity capital for the developments and the asset management of 59 limited liability companies valued in excess of $200 billion.

Following the retirement of Mr. Bradley and dissolution of Bradley Development Company, Mr. Vance became the Asia/Pacific President and Chief Operating Officer for Koll, a Newport Beach, California based development and commercial property management company. Mr. Vance was responsible for the company’s expansion of its real estate development and property management business into the Pacific Asia region. He also managed numerous Southeast Asia company offices. Subsequently, Koll’s major operations were acquired by what is now known as CB Richard Ellis, the world’s largest real estate brokerage and management company. As a result of the merger, Mr. Vance was promoted to Managing Director and relocated to the CB Richard Ellis southwest regional office in Phoenix, Arizona. Mr. Vance’s responsibilities as Managing Director of the Phoenix office (with annual revenue of $46 million dollars) included the management of developer relations, regional retail services, the national hospitality group, and the land development group.

Upon expiration of his Koll/CBRE merger contract in 2000, Mr. Vance elected to leave CB Richard Ellis to refocus his development company, The Vance Group, LLC, to specialize in Arizona real estate development opportunities. Through numerous partnerships he has recently developed 150,000+ sf of office product, 370,000+ sf of industrial space, and numerous retail centers. Mr. Vance has also created master plans and land use plans for over 2,500 acres of future projects.

His experience encompasses structuring multiple types of partnerships and co-ventures including: singleasset ventures, credit tenant/leaseback ventures, incentivized management and development ventures, standard equity partnerships, as well as highly leveraged partnership ventures. Through Mr. Vance’s leadership the company embodies a diversified group of highly experienced professionals and service partners with expertise in strategic real estate developments and investment properties driven to deliver maximum investment performance.
